Commercial and industrial property is charged on five marginal bands: 1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000 and 5% on everything above $1,500,000. The bands are marginal, not a cliff edge — a price of $1,000,001 is not charged 4% throughout, only on the single dollar that crosses into that band. That is why the effective rate always sits below the headline band: on the GATE+ entry quantum of $792,000 the duty is $18,360, or about 2.3% of the price, even though the price reaches into the 3% band. Duty is rounded down to the nearest dollar, with a minimum of $1, and is assessed on the higher of the price and the market value, so a negotiated discount does not always reduce it.
Industrial property carries Seller’s Stamp Duty on a sale within three years of your own acquisition: 15% in the first year, 10% in the second, 5% in the third, and nothing after that. It falls on the seller, not the buyer, so it costs you nothing on the way in — but it is worth building into your holding plan at the outset, particularly on a development completing around January 2029. GATE+ runs on a 33-year lease from 27 August 2025, so the lease clock and the SSD clock start at different points and should be planned separately.
The developer charges GST at 9% on the price, instalment by instalment as each stage of the progressive schedule falls due, rather than once at the end. Whether the buyer can recover that GST cannot be determined from the outside — it turns on the buying entity rather than merely on whether it is GST-registered. As a general guideline, an operating company already carrying on taxable business activities may claim it as input tax as it is incurred through construction, while a newly incorporated company or a holding vehicle not yet carrying on taxable activities would not usually begin claiming during construction, and may instead start once the property reaches TOP and operating activities commence. Both are guidelines only and are subject to the rules set by IRAS.
Legal and conveyancing fees, valuation fees, bank processing and facility charges, and mortgage duty on the loan instrument all sit outside these figures, as does lease duty on any subsequent letting of the unit. The calculator assumes the price you enter is at or above market value; where IRAS assesses a higher value, duty follows the higher figure. Everything here is an indicative estimate and must be confirmed with IRAS or your solicitor before commitment.

No. ABSD is not chargeable on an industrial purchase, whatever the buyer’s profile or how many properties they already hold. A company, a foreign entity and an individual all pay the same duty here.
