B2 Ramp-Up Industrial Buildings, Explained

A plain-English guide to B2 ramp-up industrial buildings in Singapore and what makes GATE+ Tukang's 10-storey full ramp-up design stand out.

What does "B2 industrial" mean?

In Singapore's zoning system, industrial land is broadly split into Business 1 (B1) and Business 2 (B2). B1 covers clean and light industry with stricter buffer requirements, while B2 permits a wider range of general industrial and heavier uses, including activities with greater nuisance buffers. For many manufacturers, logistics operators and trade businesses, B2 zoning offers the operational flexibility that a B1 unit cannot.

GATE+ at 9 Tukang Innovation Drive is a B2 development that caters to both B2 general industrial and clean / light industrial uses — giving occupiers room to run a broad spread of activities under one roof.

What "ramp-up" means for your operations

A ramp-up factory replaces (or supplements) cargo lifts with a vehicular ramp that lets lorries and containers drive directly up to upper floors. This matters enormously for throughput: instead of queueing for a goods lift, vehicles move continuously, and tenants on higher storeys enjoy near ground-floor convenience.

GATE+ Tukang is a full ramp-up design with a wide internal ramp of approximately 8 metres. 20-foot containers can reach every floor except the topmost level, and 40-foot containers are served at the Level 1 loading and unloading bays — a setup engineered around how modern industrial businesses actually move goods.

Why the 10-storey stacked format works in the west

Land in Singapore's western industrial corridor is finite, so building upward is the efficient answer. A 10-storey ramp-up format multiplies usable gross floor area on a compact footprint while keeping each unit vehicle-accessible. To see how the 265 units, two canteens and heavy-vehicle park are arranged across the floors, explore the GATE+ site plan.

Is a ramp-up B2 unit right for your business?

If your operations rely on frequent heavy-vehicle access, time-sensitive deliveries, or a mix of production and storage, a ramp-up B2 unit typically beats a conventional lift-served factory.
