Pre-Letting Prep for a Clean-Industrial Unit

Many buyers of strata industrial units plan to let them out rather than occupy them. If that is your plan, the weeks before a tenant arrives deserve a little structure. This note lays out a landlord's order of work for a clean or light-industrial unit, and uses GATE+ as the setting because its units are designed for exactly that range of use.

GATE+ is a 10-storey Industrial B2 ramp-up development at 9 Tukang Innovation Drive in Jurong, District 22, offering 265 strata production units, two canteens and a high-volume production space. The land is held on a 33-year JTC lease running from 27 August 2025, and the estimated TOP is 30 January 2029. Because completion is some way off, the sensible time to prepare is early, so that you are ready when the keys arrive.

First, build a condition record. On handover, photograph and note the state of the floor, walls, doors, services points and any shared infrastructure that serves the unit. A dated record protects both sides if a question comes up later about what was there at the start. Keep it with your purchase documents.

Second, ask how fit-out works. Tenants in clean or light-industrial trades often want to add partitions, cabling, extraction or extra power. Before you promise anything, read the building's management rules and your lease conditions to see what alterations are allowed, who must approve them and whether the unit must be reinstated at the end of a tenancy. Write the answer into the tenancy terms so that nobody is guessing.

Third, treat licensing as the tenant's question that you must still understand. Different trades need different permits, and some uses may not be allowed in a given unit. For anything involving permitted use, safety or environmental approvals, check with JTC and the relevant authority and take advice from a lawyer. A tenant who has not confirmed their approvals before signing can leave you with a vacant unit and a dispute.

Fourth, think about who your likely tenant is. A precision-assembly firm, a lab-support business and a light packing operation will all inspect the unit differently. Prepare a one-page unit sheet covering floor area, ceiling height, power provisions, loading access and nearby amenities, taken from the project documents. Finally, keep the lease length in mind. A 33-year lease means the remaining term affects how long a tenant can reasonably commit, so reading the JTC lease terms carefully before you quote a tenancy length is wise. The upcoming Tukang MRT on the Jurong Region Line, estimated for 2029, is about five minutes away and may be a point staff will care about.
