EdgeProp reported on 25 September 2026 that Ally Logistic Property (ALP), Taiwan's largest logistics infrastructure developer, and CapitaLand Investment (CLI) broke ground on Omega 1 Singapore at 19 Gul Lane, Tuas. A groundbreaking can be read from the occupier's side or the owner's, and this post takes the owner's, where the questions concern who holds the lease, how rent is set and what the building offers over its term.
Omega 1 Singapore is a five-storey smart logistics facility with a gross floor area of 764,244 sq ft and storage for 60,000 pallet positions, targeted for completion in the second half of 2028. EdgeProp reported a development cost of $260 million. The building is an asset of CLI's CapitaLand Southeast Asia Logistics Fund and, according to a release dated 8 January 2026 as relayed by EdgeProp, is expected to be fully leased to ALP under a long-term master lease with built-in rent escalation.
In general terms, a long-term master lease with built-in escalation gives an owner one tenant, one agreement and a stepped rent schedule over the term. The trade is concentration, since the income stream rests on a single occupier. That differs from strata ownership, where the owner of each unit decides separately whether to occupy it, lease it or sell it.
The platform adds a second layer. EdgeProp described Omega as ALP's integrated logistics infrastructure platform, combining industrial real estate with shared automation, proprietary software and AI-enabled operational tools developed and proven in Taiwan. Omega 1 Singapore is its first deployment in Singapore. The stated aims are fulfilment speed, operational visibility and supply-chain resilience, and occupiers can scale without a large upfront cost for separate infrastructure. For an owner, that moves part of a building's appeal from floor area alone to what is installed within it.
Omega 1 sits in the western industrial and logistics cluster, near Tuas Port, Tuas Checkpoint and Jurong Port, supporting domestic distribution, regional fulfilment and cross-border logistics. EdgeProp relayed a view from JTC's chief executive that optimising land use and adopting technology at scale will be critical to Singapore's next phase of logistics growth. CLI announced in January 2026 that it would develop Omega 1 Singapore, its first smart logistics facility, alongside buying a minority stake in ALP, which has Omega facilities operating or under development in Malaysia and Thailand. In Greater Bangkok, the Omega 1 Bang Na campus, also a CLI fund asset, is set to be Thailand's biggest standalone logistics campus, with a first phase due by the end of September 2026.
