Kallang Distripark's 5.1 Hectares in Numbers

Published

5.1 hectares. That is the slice of the 13-hectare Kallang Distripark site that Bukit Sembawang Estates proposes to acquire, according to EdgeProp, which reported the company's bourse filing made on the evening of 16 October 2026. The structure is a conditional put-and-call agreement, with Tropical Warehousing Co as the seller.

Several more figures define the plan. The site is bounded by the Kallang River and Pelton Canal and measures roughly 51,000 sq m, which includes a 24,905 sq m plot with about 41 years left on a 99-year lease expiring in 2067. A fresh 99-year lease would need in-principle approval from SLA, because the existing head lease has to be surrendered. Gross plot ratio is 3.0, giving a permissible gross floor area of about 74,707 sq m, subject to approvals. Dividing that floor area by the 24,905 sq m plot returns the 3.0 plot ratio, and the 5.1 ha portion equals about 39% of the 13 ha Kallang Distripark site. The 24,905 sq m plot is itself about 49% of the roughly 51,000 sq m total.

Kallang's Industrial Land in Numbers, Read From a GATE+ Angle

The wider picture comes from URA's proposal in August 2026 to amend the Master Plan so that the whole privately owned Kallang Distripark site, zoned for industrial and warehouse use, converts to a new neighbourhood. The proposal totals an estimated 2,250 to 2,550 units across 3 plots, together with a 1.8 ha reserve site, a 2 ha neighbourhood park and added roads. The other two plots are largely freehold. Analysts estimated 600 to 800 units for the 5.1 ha portion in August 2026, EdgeProp reported. That range sits well inside the 2,250 to 2,550 units estimated for all three plots.

The plan carries works as well as land. Bukit Sembawang would design, build, complete and maintain a 2 ha public park, a 15 m-wide waterfront promenade and new roads, and would demolish certain warehouses and buildings on the site. The location is city-fringe Kallang, about 5 km from the city centre, near Geylang Bahru and Kallang MRT stations and major expressways. For industrial occupiers and investors following land use in Singapore, the figures show a warehouse site moving through approvals toward a different use, with the lease, plot ratio and public works set out in the filing.

GATE+ is an industrial B2 ramp-up development in Tukang, Jurong (District 22), on a 33-year JTC lease running from 27 August 2025, developed by Tukang Project Pte. Ltd., a joint venture of SLB Development, Boustead Projects, KSH Holdings and Ho Lee Group. It offers 265 strata production units, 2 canteens and 1 HVP across 10 storeys on a site of about 201,145 sq ft, with an estimated TOP of 30 January 2029. Tukang MRT on the Jurong Region Line, estimated for completion in 2029, is about 5 minutes away. The project details page sets out the specifications as the developer releases them.
