Industrial Rent Highs: Three Myths, Three Facts

When a market index reaches a multi-decade high, assumptions pile up quickly. EdgeProp Singapore's write-up of the second-quarter 2026 industrial data is a good test case, because the figures are more nuanced than the headline. Here are three myths worth checking.

  1. Myth: rents are climbing in every part of the market. Fact: the industrial rental index rose 0.5% over the quarter, but business parks fell 0.1% and were only 77.9% occupied. Factories and warehouses did better, with occupancy between roughly 89% and 91%. The label "industrial" covers several sub-markets, and each has its own rhythm.
  2. Myth: an index at its highest since 1996 means every unit now earns top rent. Fact: an index measures an average across a very large number of properties. Individual rents depend on specifications, age, access and lease terms. Multi-user factories rose 0.6% on the quarter and single-user factories 0.7%, a reminder that even within factories the pace varies.
  3. Myth: new supply is about to flood the market. Fact: about 4.4 million sq ft is due for completion in the second half of 2026, which is substantial, but the mix matters. Single-user factories make up 53% of it and warehouses 46.9%, while multi-user factories are roughly 0.1%. Supply is real, though it is not spread evenly across segments.

Each fact has a limit, too. A 27.2% rise in rents since the third quarter of 2020 does not mean the next quarter will extend it. Industry commentary ties demand to AI-related manufacturing and electronics expansion, and those drivers can shift.

GATE+ is a B2 ramp-up strata development in Jurong, District 22, developed by Tukang Project Pte Ltd, a consortium of SLB Development, Boustead Projects, KSH and Ho Lee. It holds a 33-year JTC lease running from 27 August 2025 and offers 265 production units and two canteens, with estimated completion on 30 January 2029. The upcoming Tukang MRT station on the Jurong Region Line is estimated for 2029.

Myths like these persist because headlines compress. A single percentage cannot carry the detail of a table, and the table is where the useful information lives. Reports of this kind give the data by segment precisely so that readers can see the differences, and reading the table instead of the headline is the quickest way to avoid the traps above. For a prospective buyer of a strata unit, the useful discipline is to ask three things of any figure: which segment does it belong to, what period does it cover, and is it a rent, a price or an occupancy rate? Mixing up those three is the most common mistake, and it is an easy one to avoid.
