Singapore's property investment tally reached $42.4 billion in 2026 up to the report, Knight Frank Singapore's third-quarter review shows, already ahead of the $40.7 billion recorded across the whole of 2025. The quarter itself brought in $10.7 billion, down from $16.2 billion in the first quarter and $15.5 billion in the second, though Knight Frank's interim head of capital markets, Melvin Chay, still expects the full year to close near $50 billion, a new record for the market that would require roughly $7.6 billion more in the final quarter. Chay notes that possible interest rate rises could draw some deals forward to settle before year-end, a timing pressure that cuts across every district on the island.
Industrial transactions totalled $2 billion in the third quarter, more than double the prior quarter's figure. JTC's own land sales ran heavily toward the west and north: Business 2 sites were awarded at Jalan Buroh ($214.4 million), Kaki Bukit ($52.8 million) and 5 Tuas Avenue ($43.4 million), with worker-dormitory sites also awarded at Kranji Close ($343 million) and Lok Yang Way ($221.7 million). GATE+ sits inside that same western industrial belt, at 9 Tukang Innovation Drive in the Jurong planning area, placing it within the stretch of the island where JTC's land programme has been most active this cycle, alongside the awards at Jalan Buroh and 5 Tuas Avenue which together accounted for close to $258 million of fresh west-side industrial land.
Jalan Buroh and 5 Tuas Avenue both lie along the Tuas-Jurong industrial corridor that GATE+ shares an address with, and the scale of bidding for those sites gives a sense of how occupiers and investors are pricing west-side industrial land through this cycle. The planned Tukang MRT station on the Jurong Region Line, expected around 2029, adds a further transport layer to that corridor once it opens, sitting about five minutes from GATE+ itself. For a buyer comparing locations, a corridor attracting repeated JTC land awards in the same cycle is a useful marker of where institutional attention in the west is concentrated, distinct from how the same quarter played out in the north, where Kaki Bukit's smaller $52.8 million award and the two dormitory sites at Kranji Close and Lok Yang Way sat in a different part of the industrial map altogether.
GATE+ is a 33-year JTC-leased Business 2 ramp-up development built across 265 strata production units, two canteens and one multi-purpose hall over 10 storeys on a site of about 201,145 sq ft, developed by Tukang Project Pte. Ltd., a joint venture of SLB Development, Boustead Projects, KSH Holdings and Ho Lee Group. Units are on sale from a guide price of $792,000, with the latest unit move recorded on 25 September 2026, and vacant possession expected by 30 January 2029. For an investor drawn to the corridor the quarter's figures put in focus, GATE+ offers a specific entry point within it, with a broad choice of strata sizes across the development's 265 units. Full project details are set out on the project details page, with the GATE+ homepage covering the wider overview and the Sales Concierge reachable via the contact page for unit and lease queries.
