GATE+ is a 10-storey ramp-up B2 industrial development at 9 Tukang Innovation Drive in District 22, with 265 production units, two licensed industrial canteens and one publicly accessible heavy vehicle park unit. It is described as the first strata-titled industrial development within the Tukang Innovation precinct, and it caters to general B2 and clean or light industrial uses.
There are three. Grand Suites with a mezzanine on the first storey number 24 units, Standard Suites from the second to the eighth storey number 190 units, and Pent Suites on the ninth and tenth storeys number 51 units. Unit sizes run from about 1,615 to 2,971 square feet, and the canteens are about 3,208 to 4,327 square feet.
Floor-to-floor heights reach about 12.25 metres in the Pent Suites, about 7.0 and 6.3 metres in the Grand Suites and about 6.125 metres in the Standard Suites. Higher floors suit racking and tall equipment, while the standard height serves most production and light assembly.
The lease is 33 years from 27 August 2025, which the project page describes as three years longer than the typical 30-year industrial term. The site is about 201,145 square feet with a maximum gross floor area of about 502,863 square feet. The developer is Tukang Project, jointly developed by SLB Development, Boustead Projects, KSH Holdings and Ho Lee Group.
A wide internal ramp of about 8 metres provides vehicular access up through the building. For businesses that rely on trucks, ramp access can shorten the path between dock and floor, though it does not remove the need to plan loading schedules.
The project is targeting Green Mark 2021 Platinum Super Low Energy with the Maintainability Badge, with about 60 per cent energy savings. Facilities include end-of-trip facilities, lockers and shower stalls, a function room and a pavilion. Taken together, the figures describe a large multi-user development with three clearly different formats, a lease slightly longer than the usual term and a ramp wide enough to treat as a real vehicle route. The Grand Suites suit businesses that want a mezzanine on the ground level, the Standard Suites are the bulk of the stock for ordinary production and the Pent Suites at the top offer the tallest ceilings. The heavy vehicle park unit is a separate strata lot that can be used by anyone. A buyer comparing suites should read each format's floor plan and not rely on the averages above.
